Permits have been filed for an 11-story building that will offer expansive residential and retail space right behind Transmitter Park in Greenpoint.
The building, to be located at 30 Kent St., will rise to 116 feet and cover 60,565 square-feet of space, according to permits filed on Feb. 1.
The residential component of the building includes 80 units, with floors holding between seven and 11 apartments each. The top floor, however, will only hold two units. Several units will also be spread out along the first and second floor of the building.
An enclosed parking space for 37 cars is also included in the developer’s plans, as well as room to store 40 bicycles.
Other amenities include a laundry room, a pet spa, recreation rooms and outdoor terraces.
Over 3,000 square-feet has been allocated to retail within two separate spaces on the first floor of the building.
The building, which required the demolition of five buildings to clear way for it, once saw heavy community opposition to it for a variety of reasons, including the developer’s initial plans in 2016 to have the windows face Transmitter Park, the shadows the building would cast on the park, and the threat of maintenance costs at the park going up with the new development.
While the developer, listed only as Greenpoint LLC, eventually changed the building’s design and received the city’s approval in 2017, the community called the upcoming development “bittersweet”.
The building is designed by Kutnicki Bernstein Architects. New York YIMBY has obtained the renderings for the upcoming project.
Developers did not respond to a questions on the building’s groundbreaking and expected delivery by press time.
