Developer Plans 7-Story Commercial, Industrial Project for Williamsburg

A developer has plans to build a seven-story commercial and industrial building in Williamsburg.

The proposed project will span 60,000 square feet at 103 N 13th St., directly north of the William Vale Hotel, and will essentially be split into three types of uses—office, retail, and light industrial.

The Rabsky Group, the developer behind the project, plans on allotting 42,000 square feet to the office space component, which will make up the bulk of the building.

The retail portion of the building, meanwhile, would take up roughly 23,000 square feet, while just over 10,500 square will be for light industrial use.

While no tenants have been secured for the new building yet, the developer hope to see creative tech companies occupy the office space.

Small-scale manufacturers, like jewelry makers or woodworkers, would likely make up the occupants of the light industrial space.

The proposed building is located within the Greenpoint/Williamsburg Industrial Business Zone—one of the 16 designated areas in the city that offers tax credits in an effort to protect existing manufacturing districts and encourage industrial growth.

The Rabsky Group, however, is applying for a rezoning as part of the project. It is seeking to build taller than what is allowed under current zoning, and aims to reduce parking spaces and loading dock requirements by way of a special permit.

These changes will need to receive approval following a public review process before construction can begin.

Brooklyn-based Rabsky Group, headed by Simon Dushinsky and Isaac Rabinowitz, is one of the largest real estate developers in Brooklyn and Queens.

They are also currently developing an 18-story, 195-unit apartment building in Long Island City, and received City Council approval last year for an eight-building complex that will have more than 1,500 units in the Broadway Triangle area.

The Rabsky Group purchased 103 N 13th St. in June 2014 for $8.2 million, after having proposed a 68-key hotel development with office space and retail for the property. Plans for the property appeared to have stalled until October of this year, when the most recent plans came to light.

The new commercial and industrial project comes as several similar projects have sprung up in the area, like 25 Kent Ave., Brooklyn’s first all-new office and light industrial building, and the 12 Franklin St. development in Greenpoint.

The Rabsky Group will present their plans to Community Board 1 next Tuesday. If the project gains approval, completion is expected by 2020.
